Planning Comm Meeting set for July 7, 2026
The property owner for this 40 acre parcel has applied for a "Master Plan and Regulatory Zoning Map Amendment for 40 acres in the Hwy 431 and Fawn Lane area.
The existing zoning of 92% Rural Residential/8% Open Space will be reduced to 74% buildable and 26% Open Space.
The reason as stated on the Application: "The site has slopes on the majority of the site. Open Space zoning is proposed to protect the steepest slopes."
No development is anticipated or associated with the application although this reduces the parcels capacity by 7 homes leaving a potential for 29.

Editor's Note: The county encourages "clustering" where homes are on smaller lots than was typical for rural living as this reduces roads, utility costs and maintenance among other things like increased open space. Developers like it as smaller lots clustered together are more efficient economically. Reducing the buildable area while retaining the .73 homes per acre limit would serve this purpose.
