The proposed developments so far

There's been a lot of discussion and confusion about what is going on at the Mt Rose and South Virginia Street intersection with all the development proposals in various stages of design and construction.

We thought it would be informative to create a graphic showing all the proposed buildings at the intersection overlaid on a Google Map of existing development.

The graphic and following descriptions are all speculative based on present information available from the developers as they finalize their plans. It's more likely than not that there will be changes. That being said, here's what we know so far.

One of the developers states in their brochure that the intersection currently has 40,246+ average daily vehicle traffic.

The above graphic includes 580 South (Number 1) that is well into development with the completion of an Amazon distribution center and a warehouse building. I have seen it hinted somewhere that one of the future large buildings may be considered for a grocery store but it's too soon to tell. The developer's graphic seems to show a gas station and three smaller commercial buildings on the east side of the project. Two multi-unit residential projects comprise the rest of the property.

Site Number 2 at the southeast corner is called Steamboat Business Park and is in the process of earthwork right now. A large sign advertising building pads has been erected. The developer envisions seven buildings, all commercial. Three of the larger buildings are marked "storage" which may be public storage units. Parking lots round out the property along Steamboat Creek.

Site Number 3 at the northeast corner is Steamboat Creek Commons by Lewis Retail Centers and is garnering most of the interest as it is rumored that a Costco will be the large building. The developer says in its brochure that this will be a "Warehouse-Anchored Retail Center". Costco and Sam's Club are often described as warehouse style retail stores. A permit application was submitted to the City of Reno in October of last year by Costco but was rejected days later for unknown reasons. To the north of that there appears to be a Costco style multi-lane gas station. Adjacent to that is a large pad the developer is reserving for future use. Six other small pads are shown on the site which usually means fast food, restaurants and other small storefronts. The balance of the property is parking. A new road and two roundabouts are proposed for the site and to accommodate the project and a possible residential community along Steamboat Creek to the north.


Of course all these projects, their final configurations and timelines are subject to many factors like the overall economy, housing demand in Western Nevada, financing and other market considerations. But they all look like they are moving "full Steamboat ahead".
