Reno Planning Commission to consider zoning changes for Rhodes Rd area in Pleasant Valley

Staff Report (For Possible Action – Recommendation to City Council): Case No. LDC26-00039 (Ladera Properties Master Plan Amendment & Zoning Map Amendment) – A request has been made for: 1) a Master Plan amendment from ±116.4 acres of Unincorporated Transition (UT) and ±44.8 acres of Industrial (I) to ±39.3 acres of Suburban Mixed-Use (SMU), ±87.2 acres of Parks, Greenways, and Open Space (PGOS), and ±32.4 acres to remain Industrial (I); and 2) a zoning map amendment from ±116.4 acres of Unincorporated Transition - 40 acre minimum lot size (UT-40) and ±44.8 acres of Industrial (I) to ±39.3 acres of Neighborhood Commercial (NC), ±87.2 acres of Parks, Greenways, and Open Space (PGOS), and ±32.4 acres to remain Industrial (I). The ±161.2-acre site is generally located on the west side of South Virginia Street, west of its intersection with Towne Drive and northwest of its intersection with Rhodes Road. Approximately ±116.4 acres are located within the City of Reno Sphere of Influence. This request is being processed concurrent with ANX26-00002 (Ladera Properties Annexation).

 

 

 

 

 

 

Definition of the proposed zoning changes:

18.02.310 - NC: Neighborhood Commercial

Purpose The NC district is intended to promote a mix of pedestrian-oriented commercial, retail, services, and housing options. Additional standards are included to ensure that the site design, uses, and scale are consistent with the adjacent neighborhoods.

Suburban mixed-use refers to a zoning classification that allows for a combination of residential, commercial, and office uses within a suburban area, promoting integrated development that accommodates various land uses in a cohesive manner. This type of development aims to create vibrant communities where people can live, work, and access services in close proximity.

 

Staff is recommending the approval for annexation and zoning changes.  They are, of course, claiming that all the findings can be met.  This brings the city to the end of its sphere of influence.  I do not know what retail services, housing options or commercial projects they plan to propose, but I imagine it will be apartments or condos.  You can fit a lot of condos on 40 acres.
